FINDING THE BUYING
THE PERFECT SITE

Location, Location, Location.

There is a level of freedom that comes with choosing to purchase a home for relocation that just isn’t possible with the traditional home buying route. It grants you control over both factors with your new home, the house and the location. Firstly, you get to choose a house that fits your requirements perfectly, and then pair it with a site that suits your locational needs. There is no need to compromise.

However, there are still a few factors to consider when buying a site to relocate a home to. Firstly, you need to ensure that there is an open space for the home to be placed onto. This space needs to have an accessible entrance to allow the moving process to happen without any headaches – remember, the width of a house and truck will need to be able to fit through it! Therefore it is also important that there are no obstructions that may block the home relocation process.

In addition to this, a Geotechnical report will be required to assess soil stability – we will cover this later on this page. Other essential considerations include assessing flood zones, terrain and wind exposure to ensure that the relocation is as efficient as possible.

There are no two ways about it – moving a house is a complicated task. There is a huge range of different factors that need to work together to ensure that there are no hiccups along the way. FIND YOUR DREAM
RELOCATION HOUSE

Own your own slice of heaven

It is incredibly important that you perform your due diligence in inspecting the condition of the house you are looking to buy for relocation. While this is true for any home you buy, further considerations need to be taken when buying a home for relocation, as putting a home onto a truck places a tremendous amount of stress on the building. The last thing you want is to get to the new location with a damaged house!

Having an expert eye in the form of a second-hand building report to assess the home to make sure it is strong is not only highly recommended, but may even be required for your building consent. This often means that older homes made with native hardwoods are ideal for relocation. In addition to this, make sure that you are keeping the layout of the house in relation to its new site in mind, as well as the site’s consent.

When assessing the layout of the home, take the time to note what renovations may need to be made, which areas of the home would receive the most sunlight, how does the glow of the house work with its placement. With these factors in mind, it may make sense to reconfigure the layout of the home to maximize its potential.

At Fenton House Removals, we know that your dream home is out there – it’s just a matter of finding it. We have access to an extensive range of relocatable houses all over New Zealand, so no matter what your taste, you are sure to find the perfect house for your next relocation project.

We have a range of different price ranges and sizes on offer.

Have peace of mind in knowing that the house you are buying has been checked by our team and certified safe for relocation.

ALL THE DETAILS OF THE
HOUSE MOVING PROCESS

Make sure you're crossed all your Ts and Dotted all your Is

The physical act of preparing the site and moving the house is only half of the process. There are a few additional important factors that need to be accounted for in order to assure a successful home relocation process.

By partnering with an experienced home moving company like Fenton House Removals, you are taking all the necessary steps in ensuring that all your ducks are in a row when it comes to the due diligence and administration side of your home relocation project.

Resource and Building Consent

This is an incredibly important part of any successful house relocation process. Our team will work with you to make sure that all the necessary documentation and consent forms are in order before you get started with the physical moving process. While this is being done, you can figure out what is the best position for your home on the site in order to draw this information onto your Certificate or Title. This will also include additional information such as metres to boundaries, orientation, power poles and driveways.

In addition to this, you’ll need resource consent. Depending on what alterations you want to make – like subdividing the land or adding extra buildings – you may also require additional permits.

Geotechnical solutions

Before a move can happen, it is important to understand the geotechnical aspects of your relocation. Known as a geotech report, a geographical engineer will provide you with detailed reports containing engineering solutions and recommendations based on the soil type, topography and other factors affecting the location. This is used to design the foundational structure of the your home, such as the piles the home will be placed on, to ensure that the home and soil can withstand forces from earthquakes, flooding, and human activity. This plays an important role in creating a long lasting, stable home. This is essential information to design your foundation in order to receive your building consent.

Insurance

When you move homes, it's beneficial to get insurance in case anything gets damaged during transit. This includes getting a policy for your home in its original state, as well as contracting workers insurance. The latter covers the financial liabilities of damage caused by the workers managing your relocation.

Draftsmen

You need to have an experienced draughtsman on hand who can create the necessary drawings for your building consent. A draughtsman is a qualified professional whose job involves creating and preparing blueprints, plans and technical drawings used during the construction of any structure or home. This will be vital as they provide information such as sizes, heights, distances and outlines.

Surveyor

A surveyor is a qualified professional who measures the land accurately and in detail to build a detailed plan of your property. This information will provide you with crucial information such as dimensions, boundaries and locations of buildings.

We employ only qualified and experienced workers who have undergone relevant health and safety training and know how to work safely in any environment. It is important to note that the new site is classed as a work site, so all health and safety regulations have to be adhered to like any other construction site. This ensures that you and all the workers on the site are kept out of harm’s way.

We also use state-of-the-art equipment that has been tested for quality assurance with strict safety and maintenance standards. All of this ensures that your move is conducted in the safest possible way, so you can rest easy knowing that your relocation project will be done correctly, with care and with a safe worksite being a number one priority of Fenton House Removals.

THE BIG DAY -
THE MOVE

Watching all the pieces come together

With the foundations and utilities being signed off and consents and permits being in order, it’s time for what everyone has been waiting for – moving the home to its new site. The relocation almost always takes place at night to take advantage of the lower volume of traffic on the roads. To create easier loads to move, the vast majority of relocatable homes are divided into sections, with each section being moved individually to the new site. Once these sections have reached their final destination, they are joined back together. While it is possible to move some relocatable buildings as one piece, it is highly likely that the structure is too bulky for the roads or poses a higher risk of being damaged if moved as a single unit.

Once the home has reached its destination, it is placed on its new piles and fixed together – ready to welcome in its new owners!
